What "Furnished" Actually Means in Phuket

Thai "fully furnished" means: beds, mattresses, wardrobes, sofa, dining table, TV (sometimes), air conditioning, hot water shower, and a basic kitchen setup. It does not always include: a washing machine (ask), coffee maker, full kitchen utensils, or a working oven (many Thai kitchens have a rice cooker and microwave, no oven). Clarify what's included before signing.

Electricity Bills — The Hidden Cost

Thailand's electricity is charged at government residential rates (approximately ฿4–5/unit at source), but many landlords in condos and apartments charge 6–8 THB/unit, which they're technically allowed to do as a building resale. In villas, you typically pay direct at the rate on your metre. Running two air-conditioning units 8 hours/day in Phuket adds approximately ฿3,000–฿6,000 to your monthly bill.
