All 2026 long-term lease estimates in THB/month. Old Town Sino-Portuguese shophouses command a premium for their character and location. Standard apartments are the most affordable housing on the island.

💡 Best streets and pockets in Phuket Town

The Old Town (Thalang Road, Dibuk Road, Soi Rommani, Phang Nga Road) is the most desirable area for expats who want character and walkability. Properties here are mostly renovated Sino-Portuguese shophouses — beautiful but can be noisy on walking street nights. For a quieter residential feel, the Koh Kaew area south-east of Phuket Town (near the bridge) has newer apartments and is close to BISP school. The Chalong–Phuket Town corridor along Route 402 has affordable condos with good road access.

Why Phuket Town Is Underrated

Most expats arriving in Phuket don't consider Phuket Town — they head straight to Rawai or Bang Tao. That's their loss. Phuket Town has the lowest rents on the island, the best street food, genuine walkability and a cultural depth that beach areas can't offer. The Old Town's Sino-Portuguese shophouses, the Baba (Peranakan) food culture, the Chinese temples and the old colonial government buildings tell a story that Patong and Bang Tao don't have.

Living in Phuket Town also solves the bureaucratic headaches that beach-area expats groan about. Immigration, all major banks, the land transport office and government services are minutes away, not a 45-minute drive. For retirees doing regular 90-day reports, this alone is worth serious consideration.

The Old Town — Best Neighbourhood on the Island?

A subjective view, but one many long-term expats share. Thalang Road and the surrounding streets are genuinely one of the most atmospheric urban environments in Southeast Asia. Well-preserved Sino-Portuguese architecture painted in yellows, blues and greens; Hokkien Chinese clan houses; Muslim mosques; Catholic churches — all within a few blocks of each other. The Sunday Walking Street market (every Sunday from 4pm) is the best street food and craft market in Phuket — not a tourist trap but an actual community event.

The café scene here is excellent — several specialty coffee shops occupy renovated shophouses. Restaurants like Malee's Café (family Thai at local prices), Raya Restaurant (Phuket-style Baba food) and several new cafés bring a real dining scene within walking distance.

Healthcare — The Best-Located Area

Phuket Town has the best hospital access on the island. Bangkok Hospital Phuket (the top private expat hospital) is 5–10 minutes south on Hongyok Utis Road. Siriroj Hospital (government-affiliated, solid reputation, lower cost) is in the centre. Vachira Phuket Hospital (main government hospital, cheapest) is 10 minutes away. For anything urgent, living in Phuket Town means you're never far from quality care.

Banking and Administration — The Capital Advantage

KBank, Bangkok Bank, SCB, Krungthai and all major Thai banks have multiple branches in central Phuket Town — including branches with English-speaking staff on Phang Nga Road and Rassada Road. The KBank branch on Yaowarat Road near the Phuket Town roundabout is the one most expats use for opening accounts. Phuket Immigration is on Phuket Road — a walkable 15 minutes from the Old Town. For expats doing their own 90-day reports or visa extensions, this is a massive advantage over driving from Rawai.

Frequently Asked

Phuket Town — Your Questions

Is Phuket Town a good place to live as an expat?+
Yes — particularly for expats who want urban convenience, the lowest rents on the island, and authentic Thai-Chinese cultural life. It's not the right choice if you want a beach on your doorstep or a pool villa. But for singles, couples, or budget-conscious retirees who can live without those things, Phuket Town offers significant advantages: walkability, hospital access, bank access, immigration access and a genuine local atmosphere.
What are the best streets to live on in Phuket Town?+
The Old Town streets (Thalang, Dibuk, Phang Nga, Soi Rommani) are the most characterful but can be noisy on walking street nights. For quieter residential living, the streets north of the old town towards Koh Kaew are more suburban and peaceful. The Chalong–Phuket Town border area along Route 402 has good modern condos at slightly cheaper prices than the town centre proper.
How do I do a 90-day immigration report from Phuket Town?+
Phuket Immigration Office is on Phuket Road — about 15–20 minutes walk from the Old Town, or a 5-minute scooter ride. Opening hours are 8:30am–4:30pm Monday–Friday. You can also do 90-day reports online via the Thai Immigration website (reports within 7 days of due date). Living in Phuket Town makes this process significantly easier than driving from Rawai or Bang Tao, where the same process adds 40–60 minutes each way.
What is the food scene like in Phuket Town?+
Outstanding — and the most authentic in Phuket. Phuket Town has its own distinctive cuisine rooted in the Peranakan (Baba-Nyonya) heritage of the Hokkien Chinese settlers: rich curries, pork dishes, desserts and dim sum that are unique to this island. The Sunday Walking Street (every Sunday 4–9pm on Thalang Road) is unmissable. Local restaurants like Raya, Tu Kab Khao, and dozens of market stalls serve excellent food at 60–150 THB — a fraction of what you'd pay in tourist areas.
Is there nightlife in Phuket Town?+
A growing scene but nothing like Patong. The Old Town has a good number of laid-back bars and live music venues — Timber Hut on Yaowarat Road, several cocktail bars on Thalang and Phang Nga Roads. The vibe is local and low-key rather than party-focused. For expats who want a quieter, more local nightlife (craft beer, good music, genuine Thai bars), Phuket Town is actually the best on the island. Patong's Bangla Road is a 20-minute drive if you want the other kind.
